I am not a fan of this fee, and believe it to be an unnecessary fee and for you manager out there this could be the deal breaker. I'll tell you why; if a property manager is doing their due diligence and keeping the owners in the loop as far as decision making, market conditions and communication lines open an owner will not be second guessing his property managers abilities. The odds of this scenario happening is unlikely but you must be prepared for it. A cancellation fee can range from none to over 0. To be fair, some managers legitimately deserve this fee especially if they have pocketed advertising costs, incurred lots of legwork and time invested in your property.

"You've Got To Be Kidding Me" Fees - These are ones I have personally had the pleasure of running into.

  • Your property is vacant, but we still will charge our monthly commission or a small flat fee.
  • "A For-Rent Yard Sign Fee". I believe this was /mo.
  • "Preventive Maintenance Fee". This was to cover the "just in case" and changing out A/C filters. If "just in case" never happens they still pocket the money. I believe this was /mo and I still was charged for filters.

Wearing makeup when you have oily skin can be troubling at times. Another advantage is that my makeup lasts longer because I'm not reapplying it throughout the day.

The papers will absorb the oil without leaving a powdery substance on your face or removing your makeup.

Your moisturizer should be water based with SPF15 or greater and be labeled as "noncomedogenic". Your cleansing and moisturizing routine should be implemented morning and night to avoid clogging pores.

6. Foundation makeup - Should be labeled "oil free" to prevent adding unnecessary oil to your face. Because I love a matte look, my everyday foundation contains powder, and comes in a powder compact. Foundation that is water-based or oil free come in various shades for many cosmetics lines, so you should not have a problem finding one that is right for you.

Typical responsibilities of a property management company include screening tenants, fielding phone calls from them, taking care of all repairs and maintenance, complying with rental laws (such as lead paint tests and disclosures), signing rental agreements and rental disclosures, etc. As an added bonus, they keep track of all the money that's spent on each property, making your accounting a LOT easier. In a word, they do the everyday management.

What they usually DON'T do is pay your bills, such as your mortgage payment or property taxes (word to the wise: have your mortgage lender escrow for property taxes & insurance, ground rents, and any other recurring bills to save time). Property management firms typically don't register your rental properties with local municipalities, either.

What do they charge? Property management companies generally charge in the 7-10% range, as a commission of all rental income collected (e.g. if the rent is ,000, the management fee may be -100). This is no small fee every month, and constitutes a major disadvantage to using a management firm, especially when so many landlords only break even or have a small cash flow from their rental properties.

So now the hard part: are property management companies worth the expense?

The answer, of course, is that it depends. You may not be able to afford to pay a management company, if your rental only breaks even each month. But there is something to be said for being able to sleep at night without being woken up by obnoxious tenants calling to complain that the smoke detector needs a new battery, or having to spend your lunch break running out to show a rental property. The fact is that most landlords can handle the management of a few rental properties, but there is a critical mass at which point it no longer becomes feasible to perform property management duties for your rental properties AND do all of your other business tasks.

So my recommendation is to handle management yourself for your first few rental units, and get a crash course on managing rental properties. But when you can't take it anymore, it's time to pass the buck along to someone else, and get back to your primary business: making money.

A few years back, I bought a rental and decided that my property taxes were too high. I paid ,000 for the place (remember those prices?), but the county assessor had the property pegged at a market value of ,400. Each spring the county had a day when one could appeal the assessment in person, so I made my case to one of the designated "judges."

I brought the closing statement showing what I paid for the property and mentioned that I wasn't related to the seller, and that he had been trying to sell the property for six months. The ,000 I paid was clearly a fair market price. They immediately lowered the assessment and subsequent taxes, and the whole process took only a few minutes of my time. Occasionally it can be that easy.

It was a different story when my wife and I bought a house in Montana. We purchased it in 2002 from a bank for ,500 (I have a history of buying cheap real estate), after it had been on the market a few months. According to the assessment it was worth ,000 - exactly double what we paid for the home, and we were taxed accordingly - over 0 per year.

Apparently when figuring property taxes in Montana, they don't consider value to be what people will actually pay for a home. Perhaps what they want to collect in taxes is the basis of the assessed value. Even after we fixed up the home and sold it for ,000 I don't think they lowered the assessment for the next owner. Unfortunately, there isn't much you can do with this kind of dishonesty in government. Fortunately, they are more honest in most places, and if you have evidence that your property is assessed too high, you can get your property taxes lowered. A few tips follow.

Reducing Your Property Taxes

If you think you are paying too much in property taxes, go to the assessors office, and look at your "property card" or whatever they call the record that shows what is used to assess your home or other real estate. Make sure the information there is correct. Perhaps too many square feet of floor space are listed, or a garage that no longer exists is used in figuring the value. Make a note of any discrepancies that are causing a higher assessment. Measure the house, for example, or take photos to show mistakes on the form.

Also look at the assessed values of the properties around yours (this is public information in most states). If they are lower, see if you can determine why, or if yours is just too high - and take notes. Every state has their own way of recording this information, so you may need to ask for help deciphering the figures.

Get information about recent sales in your neighborhood to demonstrate the current value of your home. Do this with the help of a real estate agent, or at the county office where they keep property rolls (this might not be the assessor's office). A real estate agent can tell you how to do a simple market analysis based on "comparable sales" to determine your property value.

In some states, the property tax appeals process allows for an appraisal. Since it will likely cost you 0 or more, be sure it will be accepted as part of the appeal's process. You should also consider how much you will save in taxes before paying for an appraisal on your house or other real estate. Bring everything you can to the appeals board or whoever handles the appeal, and be polite but determined.

One more way to reduce your property taxes: You may want to consider moving to an area where they are lower. In Canon City, Colorado, for example, we pay just 0 per year on our home, which is valued at about ,000.
